The local
building stock
Woodbridge Township is really ten distinct communities under one name, and the housing age varies with them. Colonia and Iselin are largely postwar — capes, ranches and split-levels from the 1950s and 1960s on decent lots. Fords, Avenel and Port Reading have older, denser stock, some of it going back to the early 1900s, closer to the industrial corridor.
In the postwar sections the work is what you would expect: masonry chimneys in reasonable structural condition, prefab fireplaces with ageing chase covers, and a lot of caps missing entirely. The Cape Cods in particular often have a single small chimney doing double duty, and once the heating system was upgraded the remaining appliance was left in a flue much too big for it.
In the older sections the pattern shifts towards what we see across industrial New Jersey — two-family houses, appliances replaced piecemeal over decades, and flues that need a camera rather than an assumption to establish what's actually connected.
On our Woodbridge calls
The common faults
- Oversized flues left after heating system upgrades in postwar capes
- Ageing chase covers and missing caps across Colonia and Iselin
- Unverified two-family venting in Fords, Avenel and Port Reading
- Debris accumulation in flues that have never been swept
Nothing on that list is rare here, and nothing on it improves by waiting. The $49 scan tells you which one is yours.

Woodbridge questions
Straight answers
Do you actually come out to Woodbridge?
Yes, regularly. All of New Jersey is covered and Woodbridge is well within the normal working week.
What does it cost in Woodbridge?
An inspection is $49 and a cleaning is $99, the same as everywhere else we work in New Jersey. There's no travel surcharge for Woodbridge.
Can you work around a tenant or a closing date?
We do that regularly. The report is written so it can go to both sides of a sale without anybody having to interpret it.
Do you sweep and inspect on the same visit?
One visit covers both. That's the whole reason the cleaning is priced with the inspection included.
