Nutley, Essex County

What chimneys are like in Nutley

Nutley is compact and consistent -- mostly 1920s through 1940s colonials, Tudors and two-families on small, tidy lots, with the Spring Garden and Yantacaw sections holding some of the nicer older single-family housing. Because so much of the town went up in roughly the same twenty-year window, the chimneys tend to have the same problems at the same time, and right now that means crowns.

The crown is the concrete or mortar slab at the very top of the chimney that sheds water off the masonry. On a house built in 1929, the original crown is often a thin mortar wash rather than a proper cast crown with an overhang and a drip edge. Ninety-odd winters of freeze-thaw later, those wash crowns crack, and every crack is a funnel pointing straight down into the chimney. A cracked crown is the most common single finding on our Nutley inspections, and it is also one of the cheaper things to fix if it is caught before the water has been getting in for five years.

The tight lots matter too. On the two-family blocks off Franklin Avenue there is often not much room to set a ladder, and neighboring houses are close enough that access has to be planned rather than improvised. Tell us what your side yard looks like when you book and we will bring the right equipment.

What we find here most

  • Cracked original mortar-wash crowns on 1920s-40s chimneys
  • Water damage tracking down between liner and brick
  • Tight side-yard access on the two-family blocks
  • Missing caps allowing rain and animals straight into the flue

None of that is unusual for the housing stock here, and most of it is cheaper to deal with early. The $49 inspection tells you which of these you actually have.

OUR PROMISE

$49 means $49.

You have probably read that a cheap chimney offer is bait, and that the number changes once the technician is standing in your living room. That happens, and it is a fair thing to be wary of.

So here is our commitment in plain language. The price you booked is the price you pay for the inspection or the cleaning. Our technician does not arrive and rewrite it. If we find something that genuinely needs repair, you get photographs of the problem and a written price, and you are free to say no, think about it, or get two other quotes. Nobody will push you.

If your chimney is fine, our report will say so and we will go home. That is a normal outcome.

Nutley questions

Straight answers

Do you actually come out to Nutley?

Yes. Nutley is inside our core service area in Essex County and we work there regularly. Same-day is often available if you call before noon.

Is it still $49 in Nutley?

Yes. The $49 inspection and the $99 inspection-plus-cleaning are the same everywhere we work. There is no travel surcharge for Nutley.

Is the $49 inspection really $49?

Yes. It is a flat price for the inspection visit and it does not change when the technician arrives. If we find repairs you need, we photograph them and give you a written price you are free to decline.

What is included in the $99?

A full chimney sweep — brushing the entire flue, cleaning the smoke shelf, smoke chamber and firebox, with HEPA containment — plus the complete inspection, which is free when you book a cleaning. You get a written report with before and after photographs.

How long does it take?

An inspection on a typical single-flue house is about forty-five minutes to an hour. An inspection plus a full cleaning is usually ninety minutes to two hours depending on the condition of the flue and roof access.
