Summit sits high on the Second Watchung ridge and has one of the better collections of large late-Victorian and early-1900s housing in Union County. Shingle Style, Colonial Revival and Tudor Revival houses, many with three or four original fireplaces, and the tall corbelled masonry stacks that go with that era.
Elevation is the local factor, as it's in Montclair. A stack on the Summit ridge is fully exposed and takes weather from every direction, and the failure we see most is the crown — almost always an original mortar wash rather than a cast crown, cracked after a century of freeze-thaw, letting water into the space between the liner and the brick where it's invisible until the chimney breast starts staining.
Slate and tile roofs are common on the larger Summit houses, and they change how a job is approached. Slate is unforgiving to walk and expensive to repair, so on those houses we plan access before quoting and work from a ladder and the flue rather than putting weight where it'll cost you a roof bill.
