What chimneys
are like here
Summit sits high on the Second Watchung ridge and has one of the better collections of large late-Victorian and early-1900s housing in Union County. Shingle Style, Colonial Revival and Tudor Revival houses, many with three or four original fireplaces, and the tall corbelled masonry stacks that go with that era.
Elevation is the local factor, as it is in Montclair. A stack on the Summit ridge is fully exposed and takes weather from every direction, and the failure we see most is the crown — almost always an original mortar wash rather than a cast crown, cracked after a century of freeze-thaw, letting water into the space between the liner and the brick where it is invisible until the chimney breast starts staining.
Slate and tile roofs are common on the larger Summit houses, and they change how a job is approached. Slate is unforgiving to walk and expensive to repair, so on those houses we plan access before quoting and work from a ladder and the flue rather than putting weight where it will cost you a roof bill.

What does it cost in Summit?

What is the difference between the $49 and the $99?
$49 is an inspection — we scan the flue with a camera and tell you the condition it is in. $99 is a cleaning — we brush the full flue, clear the smoke shelf and firebox, and the inspection is included with it.
How long does it take?
An inspection on a typical single-flue house is about forty-five minutes to an hour. A cleaning is usually ninety minutes to two hours depending on the condition of the flue and roof access.
