West Orange runs up the side of the mountain, and elevation is the story here. Llewellyn Park and the Gregory and St. Cloud sections hold some of the oldest and most substantial houses in Essex County -- Llewellyn Park is one of the earliest planned residential communities in the country, and the estates in it have masonry that predates modern lining codes by a century. Large stone and brick chimneys, multiple flues, and in several houses we've worked on, fireplaces that were never converted from wood.
The mountain also means weather. Chimneys on the upper West Orange streets take more wind and more freeze-thaw cycling than the same chimney would two miles downhill in Bloomfield. Freeze-thaw is what causes spalling -- water soaks into the face of the brick, freezes, expands and pops the face off. Once brick starts spalling it accelerates, because every popped face exposes softer material behind it. Catching it while it's six or eight bricks is a repointing job. Catching it three winters later is a rebuild of the top several courses.
Pleasantdale and Redwood are more mid-century, with the ranches and splits you see across that side of town, and there the work looks a lot more like Livingston -- prefab fireboxes, chase covers, caps. We quote both kinds of work the same way, and the inspection is the same $49 either way.
