Elizabeth is one of the oldest cities in the state and the housing runs across a wide span. Elmora has substantial 1920s and 1930s brick colonials and Tudors on proper lots; Peterstown and Bayway are denser, with a great deal of early-1900s two- and three-family frame housing built for workers at the port and the refineries.
In the Elmora stock the recurring issue is the conversion sequence — coal to oil to gas — leaving a flue considerably oversized for whatever is venting into it now. An oversized flue never gets warm enough, exhaust condenses on the way up, and the condensate works on the clay tile and mortar joints year after year until the liner starts shedding into the smoke shelf.
In Peterstown and Bayway it is the multi-family pattern: more appliances than the stack was designed for, decades of piecemeal replacement, and venting arrangements that need to be verified with a camera rather than assumed.
