Edison is overwhelmingly a postwar township. The great majority of the housing went up between about 1950 and 1980 — split-levels, ranches and colonials across Menlo Park, Stelton, Clara Barton and North Edison — with newer development filling in since.

That changes the work substantially compared with the older cities. A large share of Edison fireplaces are factory-built rather than masonry: a metal firebox venting through a metal flue inside a framed chase, boxed out on the side of the house and sided to match. The part that fails on those is the chase cover, the metal lid on top, which on a house built in 1968 is very often galvanized steel that has been quietly rusting for over fifty years.
