What chimneys are like in Livingston
Livingston built out later than most of the towns we cover, and that changes the work completely. The bulk of the housing stock is 1950s through 1970s split-levels and ranches, with newer colonials filling in around Riker Hill and Cedar Hill from the eighties onward. A factory-built or prefabricated fireplace vents through a metal flue inside a framed chase -- the boxed-out structure you see on the outside of the house, often sided to match. On top of that chase is a chase cover, which on a house built in 1968 is very often galvanized steel that has been rusting quietly for fifty years. When a chase cover rusts through, water goes directly down the chase into the firebox and into the framing around it.
