What chimneys
are like here
New Brunswick has a genuinely old core and a great deal of housing that has been converted, subdivided and re-rented over the decades, much of it around the university. That combination — old masonry plus heavy conversion history — produces the specific problem we spend most of our time on here.
The chimneys themselves are frequently pre-1930, brick, and either unlined or lined with clay tile that has been in service a very long time. What has changed around them is everything else: heating systems replaced repeatedly, houses split into multiple units, appliances added, and each of those decisions made without necessarily checking what the flue could carry. Establishing the actual current venting arrangement with a camera is the core of the job.
There is also a substantial stock of well-kept older single-family houses through the Sixth Ward and out towards College Farm, where the work is more conventional — annual cleaning, crown and cap attention, and repointing on the older stacks.
