What chimneys
are like here

Hoboken is a square mile of almost entirely pre-1920 rowhouses and walk-ups, and that uniformity means the chimney problems here are remarkably consistent. Four- and five-storey brick buildings, flat roofs, party-wall stacks, and flues that were built for coal and have been adapted ever since.

The defining Hoboken factor is conversion. Buildings that were single-family or two-family are now three, four or six units, and each conversion made decisions about venting. We regularly find fireplaces that look entirely functional — original mantel, open firebox, damper that moves — venting into a flue that was sealed at the roof decades ago, or shared with a unit two floors down. A fireplace being present is not evidence that it is safe to use, and in Hoboken that gap is wider than almost anywhere else we work.

Access is its own consideration. Flat roofs with bulkhead access make the top of the stack straightforward to reach, which is a genuine advantage, but the buildings are attached on both sides and the stacks are shared, so what is happening in your flue may be a consequence of what your neighbour did to theirs.
